Sealcoating is one of the most affordable ways to protect a concrete or asphalt driveway — but it's also one of the most skipped, usually because homeowners aren't sure what it actually does. Here's a straight answer.

What sealing actually protects against

How often should you reseal?

For asphalt, every 2–3 years is typical. Concrete sealants generally last longer — often 3–5 years — depending on the product and how much sun and traffic the surface gets. If you're noticing water no longer beads on the surface, that's usually the sign it's time to reseal.

Is it worth the cost?

Compared to the cost of a full driveway replacement — thousands of dollars — sealcoating is inexpensive and pays for itself many times over by extending the life of the surface. It's one of the few home maintenance items where the math clearly favors doing it on schedule rather than waiting until there's a problem.
