Fall Lawn Aeration & Overseeding in St. Louis: Timing, Cost & What to Expect

Schaefer Home Solutions · Updated 2026

If your lawn looks tired after a St. Louis summer, thin patches, bare spots, grass that just never filled back in, fall is the single best window all year to fix it. Here's when to schedule aeration and overseeding, what it costs, and what actually happens after the crew leaves.

Why fall (not spring)

Spring gets more attention, but fall is when cool-season grasses like tall fescue, the most common lawn type in this area, actually want to grow. Soil is still warm from summer, air temperatures are dropping, and weed pressure (crabgrass especially) is winding down instead of ramping up. New seed gets weeks of ideal growing conditions with a lot less competition than it would face in spring.

The best window in St. Louis

Generally, early-to-mid September through early October is the sweet spot. Seed needs roughly 6-8 weeks of decent growing weather to establish before the ground gets too cold, so waiting too far into fall cuts into your results. Earlier in that window is better than later.

What aeration actually does

A lot of St. Louis yards sit on heavy clay soil, which compacts easily under foot traffic, mowing, and just years of settling. Compacted soil chokes off roots from water, air, and nutrients. Aeration pulls small plugs of soil out of the lawn, relieving that compaction and giving roots, water, and new seed a real path down into the ground instead of sitting on top of it.

What it costs

For a standard residential lot, combined aeration and overseeding typically runs somewhere in the $250–$550 range, with the biggest factors being total lawn size, existing grass condition, and the seed blend used. Larger lots or lawns that need a heavier seeding rate to fill in bare areas will land toward the higher end. As always, this is a general range; we'll give you an exact number after seeing the yard.

What to expect after

If your lawn needs more than seed

Some yards have issues seed alone won't fix: drainage problems, heavy shade, or soil that needs more than one season of work. If that sounds like yours, reach out for a free walkthrough and we'll tell you honestly what it'll take to get it back on track.
